NI Safety Tip of the Week: Fire Risk Assessment: What Inspectors Look For First
Updated: 5th May 2026
When a Fire Risk Assessment is carried out — whether by an external assessor or during an inspection — there are a few key areas that are always checked first. These early indicators tell us very quickly whether a building is being managed safely or if there are underlying issues that need attention.
This Week’s Tip: A quick, practical guide for NI businesses
1. Fire Exits & Escape Routes
Inspectors look immediately at:
- Whether exits are clear and unobstructed
- Doors that open easily and in the direction of travel
- Escape routes that are free from storage, equipment or clutter
- If escape routes are blocked, everything else becomes irrelevant.
3. Alarm and Detection Systems
Inspectors check:
- Whether the alarm system is appropriate for the building
- If weekly tests are being recorded
- If detectors are clean, unobstructed and correctly located
- A working alarm system is the backbone of early warning.
5. Housekeeping & Storage
This is a major indicator of overall safety culture:
- Combustibles stored against heaters or electrical panels
- Rubbish or cardboard building up
- Poorly managed stockrooms or plant rooms
- Good housekeeping reduces risk before equipment even comes into play.
2. Fire Doors
A quick visual check usually reveals:
- Damaged or wedged‑open fire doors
- Missing or broken self‑closers
- Gaps around the door that compromise protection
- Fire doors are one of the simplest — and most commonly overlooked — life‑saving measures.
4. Emergency Lighting
Key things checked:
- Whether emergency lights are installed in the right places
- If monthly function tests are being carried out
- If there is a record of annual 3‑hour tests
Poor lighting can turn a safe evacuation into chaos.
6. Why these areas matter
These are the first things checked because they reveal:
- How well the building is being managed
- Whether staff understand their responsibilities
- If there are immediate risks to life
- Whether deeper issues are likely to be found elsewhere
If these basics are right, the rest of the assessment usually goes smoothly.
